Bullsbrook is located on the Great Northern Highway, 25 kilometres north of Midland and situated at the gateway to the rolling pastures and vineyards of the Chittering and Avon Valleys. As well as servicing the local area and passing trade, Bullsbrook is home to RAAF Base Pearce, the main Air Force base in Western Australia and one of the busiest RAAF bases in Australia in terms of total aircraft movements.
Bullsbrook’s townsite is well serviced by major transport networks including the recently extended Tonkin Highway, Great Northern Highway and Railway Parade, as well as the Brand Highway to the north, Chittering Road to the east, and Neaves and Stock Roads to the west. The area will be further enhanced with new residential development and industrial areas, and a future intermodal transport/rail link. Currently, the area is mainly used for farming purposes. Future opportunities for additional industrial, commercial and residential growth in Bullsbrook are currently being investigated by the City of Swan and the Department of Planning.
Bullsbrook’s workforce totals almost 2,000 and there are approximately 500 actively trading businesses in the area. The top three industries of employment are Construction; Agriculture, Forestry and Fishing; and Transport, Postal and Warehousing.
In 2019-20, the City’s Bullsbrook local planning area has a forecast population of approximately 5,900 and this is expected to grow to almost 40,000 by 2040 and 85,000 by 2051.
