Patio Addition within the Asset Protection Zone - Variation to the provision of the Local Development Plan - Lot 55 (No.20) Rosebery Way, BUSHMEAD
Patio located at 20 Rosebery Way, BUSHMEAD WA 6055 - Variation to the LDP-23- 39B, where no development is permitted within the Assets Protection Zone (APZ) depicted on the LDP.
The proposed patio partly is located within the asset protection zone and based on LDP- 23-2017 no development is permitted within the APZ. Therefore, it is a variation to LDP which requires a planning approval.
Also the proposed north-west boundary setback is 0.5m in lieu of 1m. The development proposal does not comply with the acceptable
development provisions of the Residential Design Codes, namely 5.1.3 – Lot Boundary setback C3.1, C3.2.
